We aim to be genuinely useful and we’re committed to ensuring our purchasers have the best possible experience when they purchase a property through us. So if for example, you haven’t yet organized your mortgage, we can put you in touch with a reliable broker, and we’re also happy to recommend a solicitor or surveyor if you need one. We are happy to do extra miles to make sure our purchasers stay satisfied.

We also have our own team of in-house contractors, so once you move in we can help you refurbish, repaint or upgrade your property. We also have our own team of cleaners, so if you would like us to organize a weekly visit or a top to bottom clean of your new property before you move in, we’d be more than happy to arrange that for you.

 

Step by step buyer guide

 

Step 1 – Arranging your mortgage

Prior to beginning your property search, it is advisable to have a mortgage agreed in principle. This will confirm your budget, and ultimately influence your property search.

 

Step 2 – Register your interest

You can register with us either by calling us on 020 7431 7070, emailing or visiting our office where you can discuss your property requirements with one of our advisers.

 

Step 3 – Instructing a solicitor

One of the most important steps in the process of selling a property is to get the right solicitor as it may influence the transaction in many ways. We would be happy to recommend you experts in convincing, to be assisted with success in the selling process.

 

Step 4 – Flexible time for successful viewings

Our office is open 9 am – 6 pm, Monday to Friday and 9 am – 1:30 pm, Saturdays. Understanding the changing work trends, we know that time is crucial for any of us, so we want to be as efficient as we can. Having said that, with prior notice we can arrange viewings at later times than the standard program.

 

Step 5 – Instructing a solicitor

One of the most important steps in the process of purchasing a property is to get the right solicitor as it may influence the transaction in many ways. We would be happy to recommend you experts in conveyancing, to be assisted with success in your new acquisition.             

 

Step 6 – Making an offer

Once you have found the right property for you, we will put your offer forward to the seller, in writing, stating any special conditions that may apply. At this moment you may be asked to prove that you have a mortgage agreed in principle.

 

Step 7 – Offer agreed

Once your offer is accepted we will do the following:

  • Prepare a memorandum of sale
  • Write to all parties to confirm the agreed price
  • Ask you to confirm your solicitor’s and mortgage broker’s details

You will now need to instruct your solicitor to proceed with the conveyancing process and your mortgage broker to proceed with your application.

 

 Step 8 – Conveyancing

As part of the conveyancing process your solicitor will do the following:

  •  Raise any inquiries on receipt of the draft contract from the seller’s solicitor
  • Request their own local searches
  • Refer to the information already provided in the seller’s Home Information Pack
  • Agree on a date to exchange of contracts

  

Step 9 – Survey and mortgage offer

A survey of the property will be booked by a surveyor on behalf of the mortgage lender to identify any structural problems and advise on the property’s value. After the mortgage valuation report is received, a formal mortgage offer will be sent to you and your solicitor which you will need to sign before it is returned. There are no legal obligations until contracts are signed.

 

Step 10 – Exchange of contracts

Exchange of contracts occurs when all inquiries have been confirmed and agreed. Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) will be transferred or paid in the form of a banker’s draft from your solicitor to the seller’s solicitor. The completion date is then set by mutual agreement.

 

Step 11 – Completion

Completion takes place when the residual monies (usually 90%) are transferred from your solicitor to the seller’s solicitor’s account. The keys are released once the money has cleared in the seller’s account.
